What is the Best Estate Agent Guide?

The Best Estate Agent Guide was the brainchild of Peter Knight, founder of the Property Academy, who, having surveyed thousands of buyers, sellers, landlords and tenants over the last 11 years, felt there was a lack of independent and trustworthy information to help consumers compare agents and find the best in any given area. With an estimated 26,000 estate agency branches in the UK, the Property Academy, supported by Rightmove, compared every branch to determine the very best and the Best Estate Agent Guide was born.
 


Why is the Best Estate Agent Guide important?

Millions of people sell or let their property each and every year and until now there has been no fully independent and credible source of information to help people on their journey. Having been an agent for nearly 25 years, I have never personally seen such a wholly inclusive assessment of our industry.

The reliable rating system was based on a combination of data, supplied by partner Rightmove and mystery shopping exercises. Only the top 20% of estate agents were listed and those agents will have met the exacting criteria as a minimum and as there was no ‘barrier of entry’ the assessment delivers the results for the whole of the UK. How extensive was the research?

There are an estimated 26,000 estate and lettings agency branches in the UK, with over 25,000 of them being identified and assessed whilst producing the Best Estate Agent Guide, this really was a ‘whole of market’ assessment, like no other!

The report was compiled by independent industry experts, the Property Academy with the support of the UK’s largest property portal, Rightmove – ensuring the results were reliable and trustworthy.

All comparisons were at hyper-local level, individual branches were rated, not companies to recognise differences in service standards between different branches of the same company, as well as disparities in regional markets – the assessment was truly localised by the process.


How rigorous was the ‘assessment’?

To choose which agents were listed in the Best Estate Agent Guide, each branch was scored against a unique set of performance and customer service criteria, using a combination of data analysis and mystery shopping.

With performance monitored over a 12-month period, involving analysis of:

  • Over 25,000 branches
  • 1 million properties listed at any point in time
  • 3 million transactions
  • 50 million leads
  • 3 billion property views
  • 30,000 mystery shops

Estate agent branches that display a Best Estate Agent Guide rating scored in the top 20% of branches in the country. The marks provide a useful indication of the quality of the agent, which can help when choosing an agent to value your property and when choosing which agent to instruct.


The rating system explained by the Property Academy…

Based on the points scored during the data analysis and mystery shopping exercise, the top 20% of branches in the country were identified and categorised into three ratings:

Highly Rated
Among the top 20% of estate agency branches in the country. Only agents who achieved this high standard are featured in our guide. Out of over 25,000 estate agents across the UK only 5,153 branches have been featured.

Excellent
Among the top 10% of estate agency branches in the country. Not quite within the top 5% but still market-leading in their approach to client satisfaction. They show a commendable dedication to client satisfaction.

Exceptional
In the top 5% of estate agency branches in the country. These agents showed an outstanding level of service and care towards prospective clients and we are delighted to award these superb agencies with a score of “Exceptional”.

From these, the top 100 sales branches, the top 100 lettings branches and those branches that achieved an exceptional rating for both sales & lettings were identified.

To illustrate how demanding the assessment is, only 87 branches achieved an exceptional rating in both sales and lettings. We hope that this system will be used in the future to inspire estate agents to provide only the very best service to their prospective clients.


So, how did we do?

Chilterns Thetford office was rated ‘exceptional’ - not only did we rate in the top 5% in both Sales and Lettings categories nationally but we were also one of the 87 agencies that were awarded a ‘Top 100’ finish – yes, that’s right, the assessment was so stringent and the tests so rigorous that only 87 estate agents made the final cut!
