We study the local market in detail – we look closely at buyer’s budgets, similar properties, how long they’ve been on the market and their condition.
Your property is always in competition, not in isolation.
It is important to remember that buyers will be comparing your property to others that they have seen or that are available at the time, they will also be comparing things like presentation and costs of improving the property. At Chilterns, we have decades of estate agency experience and always deliver honest advice. (Some bad agents will over-value a home just to “win” the business and then continually reduce the price). These sellers generally end up with a lower price than they would’ve achieved had they priced the property for maximum impact at the beginning.
It’s not an exact science but pricing has to be aligned with the prevailing market, fit the portal pricing bands and be realistic enough to gain immediate interest.
You never get a second chance to make a first impression!
The best price for your home will often be achieved within the first 2–4 weeks of marketing, so it is essential that it is correctly priced and presented. There’s no point going to market without the right “headline grabbing description”, floor plans or with unfinished photographs – if your buyer skips past your property initially, they are likely to every day.
It’s not how long your property has been on the market, it’s how long the buyers have been IN the market.
If your home is perfect for them and it’s just come on the market, they may pay the asking price. Chilterns have many examples over recent weeks where we have achieved over asking price as more than one potential purchaser has been interested.
